Commercial Real Estate can become a generational asset. Having your properties reviewed and then shown in real time what the current market value for them is, can lead to some serious conversations about who/what/where/why should I consider selling and then 1031’ing into….

What? What are we gonna 1031 into that gives us an equal return? Should I just pay the taxes? What am I going to do with all these properties? Do my kids care? Do they even understand what to do?

These are all real conversations that I have had with clients. Some of them want to divest because they dont want the kids to just sell it for bottom dollar. Others want to sell it and place the proceeds into a long term NNN Investment that resides in a Trust.
